Can You Reroof a Flat Roof?
Sometimes a flat roof can be reroofed, restored, or repaired — but sometimes the better answer is full replacement. The right choice depends on the roof system, number of existing layers, drainage, decking condition, leak history, seams, flashing, and whether trapped moisture is already inside the roof assembly.
When Flat Roof Repair May Be Enough
- The leak is isolated and the surrounding roof is still in good condition
- Seams, flashing, penetrations, or roof edges can be repaired properly
- There is no major soft decking or widespread moisture problem
- The roof still has useful service life left
When Flat Roof Replacement May Be Smarter
- Leaks keep returning in multiple areas
- The system is near the end of its expected life
- Ponding water, poor slope, or drainage problems are damaging the roof
- Decking is soft, rotten, or compromised
- Previous repairs are failing or layered over one another
