What We Check During a Shingle Roof Inspection
- Missing, lifted, creased, brittle, or deteriorated shingles
- Leaks around plumbing boots, vents, chimneys, skylights, walls, and valleys
- Nail pops, exposed fasteners, and improper previous repairs
- Granule loss, blistering, storm wear, and heat-related aging
- Soft decking, staining, rot, or signs of attic moisture when accessible
- Gutters, fascia, soffit, and roof-edge areas that may affect drainage
