My Safe Florida Home Program: What Florida Homeowners Need to Know

For many Florida homeowners, protecting a home from hurricanes is no longer optional. Stronger roof systems, better attachments, secondary water resistance, and impact-rated openings can make a big difference when severe weather hits. The My Safe Florida Home program was created to help eligible homeowners take those steps by offering free wind-mitigation inspections and grant assistance for approved improvements.

What is the My Safe Florida Home program?

The My Safe Florida Home program is administered by the Florida Department of Financial Services. The program is designed to help eligible Florida homeowners strengthen their homes against hurricane damage through a free initial inspection and, for qualifying applicants, grant funding for recommended mitigation work.

The program focuses on improvements that can reduce wind damage and may also help homeowners qualify for insurance discounts once the work is completed and documented.

Who may qualify?

According to the current homeowner guide, homes may qualify for a free initial inspection if they are a site-built, owner-occupied single-family detached home or townhouse, and the property has a homestead exemption. Condos, mobile homes, manufactured homes, rental properties, and second homes are not eligible for the standard free initial inspection.

For grant eligibility, the program currently says the home must first receive an initial inspection through the program, must have an insured value of $700,000 or less, and the original building permit application must have been made before January 1, 2008. The homeowner must also provide the selected contractor’s name and license number, allow a final inspection, and provide insurance discount information tied to the completed improvements.

What types of improvements may be covered?

The program highlights several major categories of eligible hurricane-hardening improvements. These include strengthening roof-to-deck attachments, reinforcing roof-to-wall connections, installing secondary water resistance for the roof, and improving opening protection such as windows, exterior doors, and garage doors.

For roofing contractors and homeowners, some of the most important improvements often involve the roof system itself. Roof-to-wall connections help keep the roof attached to the structure during high winds. Roof-deck attachment upgrades can improve resistance against uplift. Secondary water resistance adds another layer of protection if shingles or roof coverings are damaged in a storm.

How much funding is available?

The current program materials state that eligible homeowners may receive up to $10,000 in grant funding. For matching grants, the program provides $2 in grant funds for every $1 paid by the homeowner, which means the state may reimburse up to two-thirds of the project cost, capped at $10,000. The program also describes a low-income grant option that does not require the homeowner to provide matching funds upfront, subject to eligibility and available appropriations.

Why this matters for Florida homeowners

A stronger roof system can do more than protect shingles. It can help protect the structure underneath, reduce the chance of water intrusion, and improve the home’s performance during major wind events. The My Safe Florida Home program is important because it connects these improvements to both safety and potential insurance savings.

For homeowners who were already considering a roof replacement or roof-related upgrade, the program may help offset part of the cost if the work is recommended by the official inspection and completed according to program requirements.

A few important things homeowners should know

Not every homeowner who receives an inspection will qualify for a grant. The program uses a prioritization process based on age and household income, and current program terms describe five prioritization groups. Group 5 applicants are inspection-only and do not receive grant application access. Because program funding and access can change, homeowners should always review the latest official guidance before making decisions.

The program also recommends using a licensed Florida contractor and getting multiple bids before selecting a company to perform the work.

How we help homeowners navigate My Safe Florida Home projects

If you are considering roof replacement, secondary water resistance, roof-to-wall reinforcement, or other roof-related improvements connected to the My Safe Florida Home program, it helps to work with a contractor who understands both roofing and the importance of code-compliant installation.

Our goal is to help homeowners understand their options, identify which roof upgrades may make sense for their home, and complete quality work that supports long-term protection.
